The number

How much Vrbo takes from a host now

If you priced your Vrbo listing off a guide that says the platform takes about 8%, your payout math is four points too generous. Vrbo fees for hosts on the pay-per-booking model are now a flat 12% commission, and Vrbo’s own help centre states it plainly: the rate is charged on the rental amount and on any additional fees you charge the traveler, such as cleaning, pet or boat fees.

When we read that page for our Vrbo vs Airbnb comparison in June 2026, it described a 5% commission plus a 3% payment processing fee. The current page folds both into one number. If you let Vrbo act as merchant of record, meaning guests pay through Vrbo, there is no separate processing fee any more; the 12% is the whole host-side cost.

So the short version: on most US listings Vrbo keeps 12 cents of every dollar you charge for the stay and the fees attached to it, and pays out the rest.

What it touches

What the 12% commission is charged on, and what it skips

The commission base is the part of the booking that is yours: the nightly rent and every host fee you add in the Fees section of your owner dashboard. Vrbo lists four things it does not charge commission on, and they matter because some of them are large.

Line on the booking12% applies?
Nightly rentYes
Cleaning, pet, extra-guest and custom feesYes
Vrbo’s traveler service feeNo
TaxesNo
Refundable damage depositNo
Insurance the guest buysNo

The practical consequence is in how you set up fees. A $250 cleaning fee costs you $30 in commission whether you list it as a fee or bake it into the nightly rate, so moving money between the two does not save anything. A refundable deposit, on the other hand, sits outside the commission entirely, which is one more reason to collect it as a deposit and not as a fee.

The guest side

The Vrbo service fee your guest pays

Vrbo also charges the traveler. Its service fee page describes it as a percentage of the reservation before taxes and refundable fees, paid by the guest at checkout, and says the percentage varies with the reservation amount. Vrbo does not publish one fixed rate, so any guide quoting an exact figure is quoting a booking it saw, not a rule.

Three things about that fee affect you as the host. You cannot waive or reduce it. It is shown inside the all-in price guests see, so it raises the number they compare against other listings. And it is refunded to the guest automatically when a cancellation falls inside your 100% refund window.

This is the real difference from Airbnb, where most hosts now pay a single 15.5% fee and the guest pays no separate service fee. Vrbo’s host cost is lower, but the guest sees a fee on top; on Airbnb the host pays more and the guest sees one clean price.

The math

Vrbo fees on a $1,000 booking, against Airbnb

Take one booking: four nights at $212.50 ($850 rent) plus a $150 cleaning fee, so $1,000 of host-set charges, with a $300 refundable deposit and local taxes on top. Here is what each platform keeps from the host.

VrboAirbnb
Fee model12% commission15.5% host-only fee
Taken from the $1,000$120$155
Host payout$880$845
Fee on the $300 depositNoneNot applicable
Guest pays on topVrbo service fee + taxesTaxes only

On the host line Vrbo wins by $35 on every $1,000. The catch is in the last row: the Vrbo guest is also paying a service fee, so the price they see is higher than the Airbnb guest’s for the same $1,000 of rent and cleaning. If that extra makes your listing look expensive next to its neighbours, you may end up lowering the rate, and the $35 goes with it.

To run the Airbnb side on your own rates, our free Airbnb host fee calculator splits the host fee, cleaning and occupancy tax on the figures you enter; for Vrbo, 12% of rent plus fees is the whole sum.

The exceptions

When you pay more than 12%

Vrbo’s fee page names three cases where the host cost goes above the flat rate.

  • Your own payment processor. If guests pay through your processor (common with property managers on a channel manager), Vrbo still takes 12% and your processor charges its own fees on top. The old advice that a channel manager drops the processing fee no longer saves anything on Vrbo’s side.
  • The Professional Plan outside the US. In some regions, including parts of Europe, Australia and New Zealand, hosts on Vrbo’s Professional Plan can pay commission of up to 15%, with payment processing included. Vrbo says the exact rate for your listings is in your owner dashboard.
  • VAT and GST. Where VAT applies, it is charged on top of the 12%. In Australia and New Zealand GST is added to the commission (at 10% and 15% of it), Japan adds none, and a GST-registered business with a valid GST ID in the dashboard is not charged GST on the commission.

For a US host taking payments through Vrbo, none of these apply and 12% is the number to plan with.

Cancellations

What happens to Vrbo fees when a booking is cancelled

Refunds follow two rules on Vrbo’s cancellation fee page. If the guest cancels inside your 100% refund window and gets everything back, Vrbo returns both the commission and the processing fee to you and refunds the service fee to the guest. If the refund is partial, the booking and service fees are not refunded; the processing fee is reversed on the amount refunded and charged only on the money you keep.

That makes your cancellation policy part of your fee math. A strict policy keeps more bookings partial, and on a partial refund you still pay commission on money that is no longer yours. It is worth checking your last year of cancellations before you tighten a policy to protect revenue.

Keeping track

Track Vrbo fees beside your Airbnb payouts

Most whole-home hosts list on both platforms, and the fee change means last year’s Vrbo margin no longer predicts this year’s. The useful habit is to log every payout with its platform and the fee taken, so you can see your real take per channel instead of the headline percentage. Our short-term rental spreadsheet guide walks through the columns that matter.

If you would rather start from a built sheet, our Airbnb Spreadsheet Template ($49, Google Sheets) logs bookings and expenses together and rolls up profit by property and platform, so a Vrbo stay and an Airbnb stay sit in the same view.

FAQ

Common questions, answered briefly

How much does Vrbo take from hosts?
On the pay-per-booking model, Vrbo takes a 12% commission on the rent and any fees you charge the guest, with payment processing included when Vrbo takes the payment. On a $1,000 booking that is $120, and you are paid $880.
Is the Vrbo commission still 5% plus 3%?
No. Vrbo’s help centre listed a 5% commission plus 3% payment processing earlier in 2026; it now states a single 12% commission, processing included. Guides that still say 8% are quoting the old structure.
What is the Vrbo service fee?
It is a fee the guest pays at checkout, a percentage of the reservation before taxes and refundable fees. The percentage varies with the reservation amount, Vrbo does not publish one fixed rate, and hosts cannot waive it.
Does Vrbo charge commission on cleaning fees and deposits?
Cleaning fees, yes: the 12% applies to the rent and every fee you charge the traveler. Refundable deposits, no; Vrbo does not charge commission on refundable deposits, taxes, insurance products or its own service fee.
Is Vrbo cheaper than Airbnb for hosts?
On the host side, yes for most listings: 12% on Vrbo against 15.5% for most Airbnb hosts, so $880 against $845 on a $1,000 booking. But Vrbo guests also pay a service fee, so the price they see is higher, which can cost you bookings or push your rate down.

If yours isn’t above, drop it in the comments and we’ll add it.
