The setup
What an airbnb custom promotion actually does
An airbnb custom promotion is a host-set discount applied to a specific date range, with a chosen percentage off the listing’s standard nightly rate. Airbnb surfaces it in search results with the original price struck through and the promotion price beside it, and the listing page itself shows the same struck-through anchor. The crossed-out original price is the visible “was” number that triggers the click, which is the whole point of the feature.
The mechanism matters because it changes what the discount is for. A custom promotion is not really a price cut; it is a price anchor. Two listings at $180 a night look the same in search. One listing at $180 a night next to a struck-through $210 looks like the better deal, even though the math on the bookable price is identical. The promotion’s job is to install that anchor on the gap dates where you actually want bookings.
The math
The math behind the right discount band
The discount band that works for most listings is 5 to 15 percent off the standard rate. Below 5 percent, the strike-through is so close to the original price that the visible “was” loses persuasive force. Above 15 percent, the same strike-through starts to read as a markdown rather than a promotion, and prospective guests anchor on the lower number as the listing’s real price. That second effect is the one most hosts miss; a 25 percent off promotion teaches buyers that your listing is “really” worth the discounted price, which makes the next full-price stay harder to book.
Where 5 to 15 percent does not fit cleanly: top-tier listings (rates above $500 a night) where 5 percent off in dollar terms is real money and a single-digit discount visibly converts, and very low-priced listings (under $80 a night) where a 15 percent discount is still only $12 off and rarely changes booking behaviour. In those edges, work the absolute dollar amount the guest sees, not the percentage.
The setup steps
How to set up an airbnb custom promotion, step by step
Open the calendar for the listing
Host dashboard, Listings, choose the listing, Calendar. The promotion is set against the calendar, not against the listing-level pricing rules.
Select the date range
Click the start date and drag to the end date. Pick a range that is soft in the calendar (a midweek block, a shoulder-season week, a gap between two booked stays). Do not include dates that are already booking; the promotion only burns margin there.
Choose Custom promotion
In the side panel, choose Promotions, then Custom promotion. Airbnb offers a few templated options (10 percent off, 20 percent off, weekly discount); the Custom option lets you set the exact percentage and the exact date range.
Set the discount
Type the percentage. For most listings, 10 percent is the right starting point. Confirm the original-price anchor is what you expect; the preview shows the struck-through “was” and the promotion price next to it.
Review and publish
Airbnb shows the dates affected and the promotion price the guest will see in search. Publish. The promotion goes live within a few minutes and stays in place until the date range ends or you cancel it.
The thing most hosts get wrong on the first setup: discounts do not stack. Airbnb groups the new listing promotion, custom promotions, length-of-stay discounts, early-bird and last-minute discounts together and applies only one of them per reservation. Where a booking qualifies for more than one, the larger discount wins and the smaller one simply does nothing. So a custom promotion running alongside a 20% monthly discount is not a compounded anchor; on a month-long stay it is invisible. Set the promotion for the window where it is genuinely the deepest cut, and switch the competing discount off for those dates rather than leaving both on and assuming they add up. The one discount that does combine on top is the top-rated guest discount, and that one is Airbnb’s to give, not yours.
When to skip
When to skip the custom promotion entirely
Custom promotions are not free, even at zero Airbnb fee. The cost is the discount you give up against bookings that would have happened anyway, plus the second-order cost of resetting the price anchor in future guests’ minds. Three situations where skipping the promotion is the right move: the calendar is already booking well, the listing is in a high-demand window (summer in a coastal market, a festival weekend), or you have a Smart Pricing strategy in place that already adjusts rates dynamically.
A 25 percent off promotion teaches buyers that the listing is really worth the discounted price. The next full-price stay is harder to book. From the math section
The other skip case is over-promotion. Running a custom promotion across half the calendar trains the search algorithm to treat your listing as a value listing rather than a higher-tier one, which weighs against you when guests filter by quality. Promotions are a sharp tool for filling specific soft windows; a constantly-on discount is a margin loss the algorithm files away as your real price.
Two signals tell you whether a promotion is doing its job. First, the inquiry-to-booking conversion rate on the promoted dates should rise compared to the same date range run at full price the previous month (or compared to similar nearby dates without a promotion in place). If conversion does not rise, the discount is not the binding constraint and the promotion is burning margin.
Second, the view-to-inquiry rate on the listing should rise across the promoted window. The struck-through anchor is meant to drive the click; if click-through stays flat, the search snippet is not gaining persuasive force from the discount and the listing’s other elements (cover photo, title, review snippet) are the real constraint. Either signal failing is a cue to cancel the promotion and address the underlying issue.
