Five modules, in the order a host actually works.
The arithmetic that decides whether to list at all, through setup, house rules and turnover, to the audit you run once the listing is live. 133 pages, 24 worksheets, finished. Nothing to design, nothing to lay out.

Most hosting advice starts at the listing. The expensive decisions are made before it.
Most Airbnb bundles are what the guest sees: the welcome book, the wifi sign, the house-manual graphics. This is the other half, the one you work through before a guest exists, and it starts a step earlier than everyone else does, at whether the numbers work at all.
The module that pays for the rest is the first one. Four numbers decide whether this property is worth listing, and the section no competitor writes is the one about what makes a property not worth listing. It is the part that earns the four modules after it.
Five modules, 133 pages, in the order the work happens.
Every page below is a real page of the book, not a mockup.
24 worksheets, and each one settles something.
Four of them below, at the size they print. Each worksheet opens its own page so it can be printed on its own, and the register at the back lists every one of them with its module and page.
The register at the back, in full.
Module 1. The all-in setup cost · The monthly carry · Break-even · Your twelve months, in three buckets · Your market, in forty minutes · The verdict · The one-page plan
Module 2. Your par levels · The staged setup budget · Permissions, before you spend · The amenity gap · Your discount tournament · Go live
Module 3. Your rule set: the cull · Your rule set: the build · Your rule set: where each one goes
Module 4. Your property standard · Turnover and cleaning
Module 5. The four week diagnostic · The listing rubric · The description, rewritten · Your last ten reviews, read as data · Three competitors, same rubric · The action list
What it is not.
It is not a design job. There is no Canva file, no template to open and nothing to lay out. The 133 pages are finished. You download a PDF and start on page one.
There are no screenshots in it. Deliberately. An Airbnb interface change dates a screenshot the week it ships, so the diagrams inside are drawn instead and were checked against the live dashboard before they were drawn.
It is not a revenue promise. The worked example says on the page that its numbers are arbitrary and are there to show the shape of the arithmetic. Every number you end up with is your own.
It is A4, and only A4. One size, set for A4 paper. It prints on letter at a slight margin, and it reads on a tablet at full page without reflowing.
Download it, and start at the arithmetic.
Buy it and download.
Instant download after payment. The link is permanent in your account, so the file is there again on a new laptop.
Start at module 1.
Four numbers decide whether the property is worth listing. Do that arithmetic before you buy a single towel.
Print the sheets you need.
Every worksheet starts on its own page and is indexed in the register at the back, so you can print one without hunting for it.
We ran listing optimization as a paid service, and the pattern was always the same: the expensive mistakes were already made by the time anybody looked at the listing. So this book starts at the arithmetic, and module one is allowed to tell you not to list at all.
