Most hosting advice starts at the listing. The expensive decisions are made before it.
Most Airbnb bundles are what the guest sees: the welcome book, the wifi sign, the house-manual graphics. This is the other half, the one you work through before a guest exists, and it starts a step earlier than everyone else does, at whether the numbers work at all.
The module that pays for the rest is the first one. Four numbers decide whether this property is worth listing, and the section no competitor writes is the one about what makes a property not worth listing. It is the part that earns the four modules after it.

What it is not.
It is not a design job. There is no Canva file, no template to open and nothing to lay out. The 133 pages are finished. You download a PDF and start on page one.
There are no screenshots in it. Deliberately. An Airbnb interface change dates a screenshot the week it ships, so the diagrams inside are drawn instead and were checked against the live dashboard before they were drawn.
It is not a revenue promise. The worked example says on the page that its numbers are arbitrary and are there to show the shape of the arithmetic. Every number you end up with is your own.
It is A4, and only A4. One size, set for A4 paper. It prints on letter at a slight margin, and it reads on a tablet at full page without reflowing.

Is it editable, or do I print it?
Either, but nothing about it is a design job. It is a finished A4 PDF: print the worksheets and write on them, or fill them in on screen on a tablet. There is no Canva file and no template to open.
I have not listed the property yet. Is this too early?
That is module 1, and it is the reason the book starts where it does. Four numbers decide whether the property is worth listing at all, and the module ends in a verdict page that is allowed to say no.
Does it work for VRBO or Booking.com?
Modules 1 to 4 are platform neutral: the arithmetic, the fit out, the rules and the turnover standard are the same wherever you list. Module 5 reads numbers off your Airbnb dashboard, and the equivalents exist on the other platforms under different names.
How many worksheets, and can I print just one?
24. Each one starts on its own page so a single sheet prints without anything else on it, and the register at the back lists every worksheet with its module and page number.
Why are there no screenshots of the Airbnb dashboard?
Because a screenshot is out of date the next time Airbnb moves a button, and ours would be an almost empty host account, which tells you nothing. The interior visuals are drawn diagrams instead, checked against the live dashboard.
I already have the Airbnb host spreadsheet. Do I need this too?
They do different jobs. The spreadsheet tracks the money once the bookings are coming in; this decides whether to list, how to fit out, and what to fix. Both are in the Superhost Bundle if you want them together.
